Although Tenerife property prices stabilised in 2007 one or two complexes rose significantly against a general trend. Torviscas is a much sought after area and any available apartments situated here are very highly priced. MareVerde's potential as a bargain investment has been apparent for the last couple of years and now these apartments are in high demand. The Tenerife government has started to control all new building and no more holiday complexes can be built, all the new-build that is apparent now is for residential property. There are no new planning consents allowed for holiday property in this area, so existing property is rising rapidly in value. When MareVerde was built, over 20 years ago, there was far less pressure on land values and there was nothing else in the vicinity. Hence the apartments are comparatively large and there are lots of communal areas with a large swimming pool complex. Torviscas, which lies at the Northern end of Playa de Las Americas, is renowned for its many wonderful restaurants, bars, shopping etc. and now has the finest shopping centre and cinema complex on its doorstep, not to mention one of the finest beaches and esplanades in Tenerife.
